Noida has emerged as a planned, integrated, modern, industrial city that is well connected to Delhi. Brix Research reports on residential projects catering to high-end as well as middle-income segments

Noida is one of the largest planned industrial townships of Asia. It has the key advantage of close proximity and good connectivity to the national capital Delhi. The ongoing recession has shaken the realty market of the city but developers are still launching projects and completing those that are still under construction. Some new sectors are still under development and are offering a range of new properties. These are basically quality housing apartments but are available at an affordable price.

Many real estate developers have launched or are coming up with various residential projects across Noida. The Omaxe Group is coming up with 'Omaxe Grand Wood' on the Noida-Greater Noida Expressway. The project is spread over approximately 23 acre and has over 1,243 apartments with options ranging from 2-, 3- to 3-BHK+ervant quarter apartments. The unit area is approximately in the range of 1,110 sq ft to 1,940 sq ft. This luxury project caters to the burgeoning upper middle class. The flats are priced at Rs 4,500 per sq ft. A 2-BHK flat is available for Rs 45 lakh on down payment linked plan and at Rs 49 lakh for a construction-linked payment plan. A 3-BHK flat is priced at Rs 65 lakh in the down payment linked plan and at Rs 72 lakh in the construction linked payment plan.

  

'Amrapali Platinum' by the Amrapali Group is coming up in Sector 119. Accommodation offered includes Duplex Villas, Penthouse and Apartments ranging from 1,495 to 1,775 sq ft. It costs Rs 3,100 per sq ft. Thus, the price of a unit of 1,775 sq ft is Rs 55 lakh and Rs 46 lakh for a unit of 1,495 sq ft is . The sample flats are ready and the project is expected to be complete by December 2009. As per company officials, the Amrapali Group will soon launch another project named, 'Sapphire' in Sector 59.

  

Pearl Infrastructure Ltd is offering an attractive combination of location, facilities and infrastructure in their project 'Pearls Gateway Towers'. It is being developed on a 9 acre plot situated on the main road in Sector 44 in Noida. There are a total of 196 flats having 4-BHK units as well as 5-BHK duplex penthouses. The 4-BHK flat costs Rs 6,000 per sq ft and the 5-BHK duplex penthouses are priced at Rs 6,250 per sq ft.

  

In addition to the above mentioned projects, there is 'Unitech Grande' by the Unitech Group. It is located on the premium Noida Expressway, less than 2.5 km from Amity Chock. The apartments cost around Rs 6,500 to Rs 7,500 per sq ft approximately.

  

People today aspire to live in a luxurious environment but they may all not be able to afford a high price tag. As a result developers are coming up with integrated townships offering a varied range in terms of accommodation and pric. For instance, the 'Jaypee Greens Integrated Township' in Noida in Sector 128, is spread over 1,160 acres of land and has one 18-hole and two 9-hole golf courses as its USP to attract the high-end and upper middle class segment of buyers. Apartments in this township are available from Rs 3,300 per sq ft in 'Classic' to Rs 6,500 per sq ft in 'Golf View'. One can buy flats ranging from Rs 35 lakh to Rs 2 crore per unit in the township.

  

The DND flyover has given Noida a new channel for growth. The upcoming 2010 Commonwealth Games are expected to boost infrastructure and real estate prices in Noida. The city currently boasts of a stadium which is being upgraded to international standards for the Commonwealth Games. Besides this, the Metro will soon be operational in the city, some time this year. Noida will be connected to the Connaught Palace station via the Barakhambha Road-IP Estate-Akshardham Complex link. Noida will also host the first ever Indian Formula One Grand Prix during the 2010 Formula One season.

  

V K Batra, a local realtor believes that, "amid all the forthcoming international events, Noida real estate market will definitely grow in the near future and is estimated to yield good returns on the investments made."

  

According to government estimates, about 36% area of Noida is being developed as residential area. A project catering to the working classes has been introduced involving contraction of about 31,000 residential units in duplex, HIG, MIG, LIG and EWS categories. Under the Shramik Kunj Project 4,952 houses, each of one-room set have been constructed, to provide shelter to those below the poverty line. Plans are also underway to construct a Senior Citizens' residential complex.

  

With all this and more, Noida is offering residential accommodation for one and all. It has enough housing options available based on budget, type, locality and other individual preferences, says ML Sharma, a real estate agent from Noida.
